Tom Sandoval responded to the complaint she filed on the partition so she can force the sale of the property.
He’s against a partition and he admits he has a lien on the property.
And if the court orders partition anyways he wants compensatory damages paid what for who knows and taxes and other improvements split.
So he doesn’t want to force sale. Likely he wants to buy her out plus he’ll factor in lien bc legally it’s both of their lien.
And she wants partition and then basically his share pays off his lien.
They said it more complicated than that so I’m translating Lol
That lien is a problem for him. So she and him could have had a contract that said you can take a lien on the house for your bar but you have to pay it back… she hasn’t said they have a contract But she may be saving that if the case goes forward to support the partition and then his portion paying the lein. She may be screwed if she doesn’t and it’s her debt too.
so bottom line
To buy her out the court sets the fair market value and then less the lien which she will say isn’t mine and to settle they will offer fair market value based on threee appraisals and try to figure out her part less the lein or a portion of it.
If he can’t pay that the house gets sold.
And final note on this.. he can’t sell the house with out a lien release it has to be paid. He wants to keep the house so he doesn’t have to pay the lien that’s what this is about

I also think he wants to keep the house because they bought with a good interest rate. So he can keep a low interest rate AND not pay the lien. I hate this dude so much.
I grimaced at the scene when she told Lisa that his loan for the new bar was only against his half of the house cause….don’t think that’s how it works. But for Ariana’s sake, I hope to hell that it does. If not, it certainly adds to her reasons to be pissed at him, already a laundry list.
Sounds like the only people walking away from this house winning are the lawyers.
How could she not know how liens work? It’s so easy to ask an expert but more likely she just trusted Tom. I’ve been married almost 30 years and I don’t trust my husband when it comes to things that he is not an expert on. You should always double check with an expert, no matter what it is especially when it involves money, property, or children.
Hope she has a lien on the house for the equity he exclusively used for his crap bar. Can someone pull the title? lol
It was all over national tv that he would be responsible for the lien. It’s pretty compelling evidence in my opinion.
